Our holiday villa home is ready for you now. All you need is your swimming costume, sun tan lotion, and beach towels for the pool.

 No matter how long your stay you will find it difficult to do all that there is to do in this fantastic holiday destination. It’s not called the sunshine state for nothing.

If you have children then it is probably the theme parks that will draw you, but there is more to Florida than Disney, Universal, and Sea World, they will keep you well entertained no matter what age you are. However, if your tastes are for quieter things, there are superb beaches, fantastic golf courses, many of championship quality, and bountiful American hospitality everywhere.

Our villa is ideally placed for all these and much more, pack your bags, a truly wonderful holiday experience awaits.

 The villa sleeps up to 10 people in fully air-conditioned comfort, there are two double bedrooms with en-suite facilities in both, and two further bedrooms with two single beds in each, these are catered for by a third bathroom. The Great room or lounge has a double sofa bed.

The villa is fully equipped for all your needs.

• Kitchen; full size cooker, dishwasher, microwave, fridge freezer, coffee maker.
• Garage; double garage contains laundry facilities washing machine and tumble drier
• Pool; the pool area is fully screened for your comfort and is south facing allowing you to enjoy the sun all day long and into the evening. There are two sun loungers a table and chairs.
• Although we provide towels we ask that you bring your own for use around the pool, we do provide bedding, a hair drier, all the electric, and the use of a telephone for local calls. Pool heating is extra.

 Weather what to expect

 The weather in Florida varies from very warm in winter to very hot in summer!                

Spring:  (March to May) High temperatures in the upper 80’s, cooler evenings. Lows of possible 50’s. Plenty of sunshine . Swim suits, shorts & light clothing for day, sweaters for the cooler evening.  

Summer:  (June to September) Daily temperatures of 90’s. Highs with strong sunshine; average lows of 70’s.  Visit  attractions early to avoid midday heat. Return in the evening to enjoy the extended summer hours & night time shows. Light clothing & comfortable footwear!

Autumn:  (October to mid December) Ideal weather with 80’s high. Lows around 60’s. Abundant  sunshine . Swim- suits & light clothing during the day, light jacket may be required for the evening                                               

Winter:  (mid December to February) Cooler temperatures, especially between late December through to January. 70’s high 50’s low swim-suits & light clothing for warm afternoons, warmer clothing & jackets for cooler evenings

General Information

Before booking phone to check availability.  We will take a provisional booking over the telephone and will hold it for 7 days to allow for our booking form to arrive.  Bookings are normally taken on a Saturday to Saturday basis only, although exceptions to this rule can be made.  Upon receipt of the completed booking form and your deposit we will forward to you a confirmation letter advising when your final balance payment should be made, when we receive the final balance a route map with directions to the villa and other useful information will be forwarded to you.

A deposit of £200 is also required, this is to cover any damage or loss, which may occur, a separate cheque should be sent to us with your final balance, the deposit amount will be returned to you as soon after your holiday as possible once it has been ascertained that the villa has been left in a satisfactory condition.

Conditions

CANCELLATION: We recommend that you take out holiday insurance as soon as possible in case you have to cancel, the deposit is only refundable if we are able to re-rent, and the balance must be paid in full if you cancel less than 12 weeks prior to your holiday date. CHECKOUT TIME: 10am on the day of departure.

CHECK-IN TIME: 4pm on day of arrival.  Guests may arrange to arrive earlier or leave later if the villa is empty.

SWIMMING POOL: This is used entirely at guests own risk.  No diving is allowed and children must be supervised at all times.

LIABILITY: Although every effort is made to ensure that the villa is in perfect order for your holiday, we cannot accept liability for any third party claim, accident damage, or loss to you, your property, or for any medical expenses however incurred.

KEYS: After final payment you will receive instructions on how and where to obtain the keys.

Additional information

Welcome packs containing general provisions for your first evening can be arranged for an additional fee details on request the charges are set by the management company.  Pool heating is charged extra and paid locally and should only be considered during the winter months.
